Outline Specification
  • Internal walls - will be timber frame construction
  • External walls - will be timber frame construction with external masonry leaf and feature panel details
  • Roof - will be timber frame construction with proprietary single ply roofing membrane system applied
  • Floors/ceiling between apartments - Acoustic flooring to exceed current Building Regulations; 1 hour fire protection between floors to comply with current Building Regulations.
  • Floor between Ground Floor & First Floor - This will be precast concrete beam or plank with acoustic flooring to top and fire protection below all as required complying with Building Regulations.
  • Communal areas - Timber staircases between floors; timber landings to each floor level; stairs and landings carpeted throughout. Secure entrance door with video telephone door entry system to each apartment.
  • External windows - Aluminium Powder Coated double glazed.
  • Kitchens - Fully fitted kitchens; colour and style of units, doors, worktops to be contractor selection. Kitchens shall include fitted hob, oven, and extractor. Appliances fitted: Fridge with freezer compartment, washer dryer and dishwasher.
  • Bathrooms - Fully fitted Italian contemporary quality white suites comprising shower or bath with
    shower over, WC cistern, wash hand basin with quality chrome fittings.
  • Heating & hot water - Electric heating throughout apartments using modern compact panel heater with thermostatic control to each room. Hot water to be electric storage heater/cylinder with time clock controls and thermostat. (Note:- communal areas are not heated)
  • Decoration - All walls and ceilings to be decorated throughout, paint finish. All woodwork to be
    decorated throughout, paint finish. Colours to be contractor selection.
  • Floor coverings - The apartments will be completed with hard flooring or carpeting throughout, colour and style to be contractor selection.
  • Car parking - A City Centre Residents Parking Permit scheme was approved at a Cabinet Meeting on the 15th February 2006. Further information is available from the Sunniside Partnership or Sunderland City Council
